The transaction includes a production hall with an area of almost 9,000 m2. The buyer is ZDR Investments, a real estate investment fund. The production area has been used for a long time by Semecs, a major manufacturer of electrotechnical components. The company Semecs, part of the international concern SERO EMS Group, has been operating in Slovakia since 1996. The energy-neutral Semecs plant in Vrábľy is one of the most modern in Slovakia.
"Sale & Leaseback is a type of investment transaction with significant potential in Slovakia. It allows companies to release capital tied up in real estate while maintaining full use of the facility. For the buyer, it represents an investment opportunity with a stable and long-term tenant. We expect that this type of transaction will be popular in the future," said Ján Miček, Senior Investment Analyst at Cushman & Wakefield Slovakia.
"Through our cooperation with Cushman & Wakefield, we have found an ideal partner in ZDR Investments, who will be our stable landlord and help us focus on achieving our strategic goals," said Ivan Polák, CEO of Semecs.
"The acquisition of the Semecs production plant in Vrábľy is an important diversification step for our Industrial Fund. This modern and energy-neutral building meets our high standards of real estate quality and tenant creditworthiness," said Ondřej Sychrovský, CEO of ZDR Investments.
