The subject of the lease is storage space - specification and technical and functional requirements: a) area of storage space/warehouse - minimum 100 m2 - maximum 150 m2 with permitted floor load min. 500 kg/ m2, which does not include the area of any other room serving as an office or the like, which will be adjacent to or form an integral part of the warehouse space as part of the lease of the warehouse, b) the property in which the warehouse is located must be freestanding, c) the premises of the warehouse, including the property in which the warehouse is located, must be - dust-free, dry, without signs of moisture, with a smooth floor for easy handling with a pallet truck, d) the warehouse must be located in a city location (the regional city will be indicated) within a radius of 3 km from the headquarters of the future tenant with easy accessibility, e) the warehouse must have at least 1 separate supply gate for access by car, both cargo and passenger, which will be accessible 24 hours a day, without time restrictions, especially on working days, non-working days or holidays, f) the entrance to the warehouse must have a minimum height of 2.5 meters and a minimum width of 2.5 meters, g) wooden Euro pallets will also be part of the warehouse rent (storage area of the pallet is 0.96 m², dimensions 120×80×14.4 cm and weight 20-24 kg. The load capacity of the europallet is 1500 kg) in the total number of 15-20 pieces, on which the boxes of the equipment sets will be stored, h) there is no need for secured heating or tempering of the warehouse, i) part of the rent will be a forklift truck available during the entire rental period,
j) there will be 1 to 2 parking spaces available in the area where the warehouse is located and these will be marked with the logo of the future tenant, k) it is required to secure the entrance to the property in which the warehouse is located with an electric security system and a monitoring camera system and a connection for electricity at 230 V.
