BILLA opened a unique logistics center for 39.5 million euros

Exactly one year after knocking on the foundation stone, BILLA opens a new logistics center in Seredi. With an investment of 39.5 million euros, it confirms its position as an important player in retail, a strong investor and employer. The modern and ecological campus on a green meadow with an area of 138,202 square meters grew up in the industrial zone of the city of Sereď and is comparable to the area of 20 football fields.

For the first time, 1 billion EUR was reinvested in the commercial real estate market in Slovakia

Since 2020, the commercial real estate market has been tested by the COVID-19 pandemic. In 2022, the whole world also had to deal with the war conflict in Ukraine, while this conflict naturally resulted in months of uncertainty in the field of commercial real estate as well. Despite this, it was the strongest year in the history of Slovakia in terms of total investment volume. For the first time, more than one billion euros was reinvested in the commercial real estate market in Slovakia.

The Kittsee Logistics Park received a building permit

The development company ZV Logistik Park GmbH received a building permit for its project Logistics Park Kittsee. On the outskirts of the Austrian village of Kittsee, in the immediate vicinity of the A6 highway, an area for logistics and business operations is to be built in the Kittsee Business Park. "Already an important business location has the potential for further growth," explains the development company.

Panattoni's Slovak branch recorded its strongest year in history

The industrial hall developer Panattoni has had a very successful year in Slovakia. The industrial area, Panattoni Park Košice Airport, the first project of the Slovak branch, was fully occupied in a record short time. In the next project, Panattoni Park Bratislava North, the first two halls have already been completed. In 2022, a total of 3 industrial halls with a total area of more than 38,000 m2 were completed, creating more than 160 new jobs. About 100 more jobs will soon be added to them.

Interest in both logistics and production premises still persists

This is a very turbulent period for development, especially in terms of rising construction costs. Projects are becoming more expensive due to inflation, or the increase in prices and the unavailability of some materials. This affects not only the total price, but also the completion dates.

Construction of VGP Park Zvolen has started, VGP will first prepare a warehouse hall for Packeta Slovakia

VGP, owner, manager and developer of high-quality semi-industrial and logistics real estate is expanding in the regions. After concluding an agreement with logistics company Packeta Slovakia on future lease of 2,500 m2 of warehouse space, VGP is starting with construction of the first warehouse in the new premises of VGP Park Zvolen in Banská Bystrica Region. It will be built on the northwest border of the city, less than 1 km from the R1 Bratislava – Zvolen expressway with direct connection to the I-66 motorway (Zvolen – Banská Bystrica). Preparation work at the site of 10.2 hectares has just been launched. The first warehouse will make available 8,100 m2 of lettable area: Packeta Slovakia will use 2,500 m2 and the remaining 5,600 m2 of the building are being considered by other potential tenants. The first warehouse is scheduled for completion in the 3rd quarter of 2023.

Rental activity in the market of Slovak industrial and logistics real estate increased in the 3rd quarter by 89 % year -on -year

According to the latest measurements of the global real estate and consistent company CBRE, total rental activity in the logistics and industrial real estate market increased in the 3rd quarter of 2022 (compared to the same period last year) by up to 89 %. A total of almost 184,000 m2 of industrial and logistics space was rented. An absolute amount of area was rented in the area of the wider surroundings of Bratislava, up to 57 % of the total volume. A significant part was also covered by the rest of western Slovakia (30 %). The remaining percentages belonged to central and eastern Slovakia.

The offer of vacant logistics real estate decreased by up to 50% year-on-year

The latest survey by the global real estate consulting company CBRE showed that the supply of vacant logistics real estate in Europe has reached a new low. The average vacancy rate is currently just below 2.3%, which represents a year-on-year decrease of up to half. CBRE records the same decline in Slovakia as well.
