The financing partner of both projects is the mutual fund 365.invest Capital FKI o.p.f., which is managed by the management company 365.invest. It is a Slovak company that is part of the 365.bank group.BLUEPRINT has already completed a successful project in the Austrian village of Kittsee under the name Logistics Park Kittssee. The park envisages the construction of warehouses and light manufacturing facilities, while it is already becoming the location of several company headquarters with the potential for further growth. The ideal location provides the logistics park with a great strategic advantage and excellent accessibility to the main roads.

Logistics Park Kittsee has three halls. The first is to be the largest with a leasable area of 47,800 m2, the second hall will offer 15,300 m2 and the third 7,100 m2. The entire area has established engineering networks and the parcels in question are directly connected by road from Class I road no. 50 and accessible via a network of internal campus communications. The individual campuses also have their own parking for employees and trucks, which can be proportionally adjusted or reduced if requested by the client. Several important players in logistics development showed interest in the project, the result was a successful sale to CTP.

In Podunajské Biskupice, BLUEPRINT is responsible for the project of building a logistics center with two separate multi-purpose halls and the associated campus infrastructure within the logistics center. In the logistics center, there will be multi-purpose halls intended for rent and storage - for example electrical appliances, audio-video technology, household appliances, office supplies, computers and their components, consumer goods, construction materials or food.

The halls will also be used for distribution, light production, assembly, business activities and services. Administrative spaces, social and hygienic facilities and technical and technological facilities will also be located in the hall buildings. The territory of the logistics center will be equipped with the corresponding transport and technical infrastructure and green areas. The proposed site of the logistics center in Podunajské Biskupice is aimed at the BREEAM Very Good system, which evaluates the quality and sustainability of buildings within the framework of wider economic-ecological and social relations.

The main reasons behind the creation and development of these tools for assessing the sustainability of buildings are the effort to raise the quality of construction and objective assessment with measurable and comparable results. The first hall will offer 29,000 m2 of leasable area and the second 17,000 m2 of area. The planned start of construction is in the third quarter of 2025, and the logistics center should be put into operation a year later. Estimated investment costs are 50 million euros.

The logistics hall in Hrvatske Grob is another ambitious project for which the developer company BLUEPRINT is responsible. The use of the hall, like in Podunajské Biskupice, will be intended for the storage of various goods or for light production and assembly. Administrative premises, social and hygienic facilities, technical and technological facilities with associated transport and technical infrastructure and green areas will also be located in the building. The access of long-distance trucks, as well as small and medium-sized trucks to ensure local and regional service is also expected.

The hall will meet the parameters of the BREEAM Very Good system. The total area of the area is 173,000 m2, the hall itself will offer 74,000 m2 of rentable space. Construction is scheduled to begin in the second quarter of next year, and operations should begin a year later. Developer BLUEPRINT expects costs of 70 million euros.
