The entire Panattoni Park Bratislava North II complex is located near the village of Zohor on a built-up area of ​​45,000 m² and consists of three buildings. The tenant will use an area of ​​20,000 m² in one of the halls, which the developer designed with an emphasis on storage efficiency and optimization of logistics processes.

The new hall strengthens the logistics capacities of the automotive industry and at the same time brings economic benefits to the region, including the creation of new jobs and the development of transport infrastructure. Key technological solutions include, for example, “side loading”, which allows for more flexible material handling.

“The lease of new logistics spaces located in Panattoni Park Bratislava North II. was required by the complexity and technical complexity of our models. Within an accessible distance from the Bratislava plant, we will thus obtain additional logistics areas that will be used to store parts for current and future projects and complement the plant’s logistics infrastructure,” said Juraj Mráz, Head of Logistics at Volkswagen Slovakia.

Panattoni has long been committed to environmental responsibility, as demonstrated by its modern architecture that takes microclimate and energy efficiency into account. In designing the project, Panattoni used research results that confirmed that a light-colored facade significantly contributes to improving the microclimate. Thanks to this innovation, the building in Zohor has a completely white facade, which reduces the temperature inside the building by up to 7°C in the summer months.

The combination of light surfaces reduces the perceived temperature by up to 20% compared to the original undeveloped area, and heat accumulation is reduced by up to two-thirds compared to conventional, darker facades. Last but not least, it is worth mentioning the significant energy efficiency, which leads to a lower need for cooling on hot days, which also improves the working environment.

As is customary in the cooperation between developer Panattoni and investor Accolade, the industrial park respects the requirements of modern logistics, as well as ecological criteria and the needs of the local community. The park area includes charging points for electric vehicles, a retention tank with a capacity for a hundred-year-old water, birdhouses, an insect hotel, a lizard enclosure, as well as relaxation areas and a workout playground for employees. Thanks to these elements, the entire Panattoni Park Bratislava North II project is striving to obtain the BREEAM New Construction ecological certificate at least at the high Excellent rating level.

What is side loading
Side loading is an innovative method of loading goods, in which loading onto the storage area of ​​a car takes place from the side instead of the standard loading from the rear. This is a solution required in the automotive industry due to its high efficiency. Since, for example, body and interior parts, as well as completed dashboards, usually exceed the dimensions of a standard pallet, it is more efficient to load them from the side of the truck.
