Panattoni is one of the largest private developers in the world with 60 offices in North America, Europe and Asia. Since its launch in Central Europe in 2005, the company has completed almost 23 million square meters of modern industrial space in the European Union and the United Kingdom. More than 13 million square meters of buildings are under management, with almost 3 million square meters of buildings currently under construction.
Since its entry into the Slovak market in 2019, Panattoni has built more than 78,000 m² of industrial space, a significant part of which was focused on sustainability and the use of modern technologies. Currently, another 24,000 m² are under active construction, which will soon be available for lease.
“Panattoni Slovakia can be proud of several achievements. We have managed to create conditions for the expansion of companies in the field of production and logistics, bring completely new entities to the Slovak Republic and complete projects that have received numerous industry awards. Slovakia has all the prerequisites to become an industrial center of Europe. Hungary, Poland and the Czech Republic are still working on simplifying business and attracting new modern industrial investors. Therefore, it is necessary to constantly work on improving the predictability and transparency of construction permit processes, the availability and migration of the workforce, as well as expanding the capacities of higher technical education,” says Pavel Sovička, CEO of Panattoni for the Czech Republic and Slovakia.
Panattoni distinguishes itself from the competition with its flexible approach to the needs of different types of clients. The company is able to supply a wide range of products – from BTS (build-to-suit) and BTO (build-to-own), through BTL (build-to-lease) to large industrial halls of the “Big Box” type or, conversely, smaller SBU (small business units). This model allows Panattoni to respond flexibly to different market demands and effectively meet the needs of tenants, regardless of whether they are global leaders or smaller, growing companies.
This flexible approach to construction has enabled Panattoni to bring large, renowned tenants to the Slovak market, including Siemens Healthineers, which has built its production and development center in Panattoni Park Košice Airport. Siemens Healthineers recently introduced the first ultrasound device developed in Slovakia and using artificial intelligence in Košice. This project is an example of how Panattoni provides its clients not only with high-quality spatial solutions, but also with technological support for innovation and growth.
Sustainability and innovation as a fundamental pillar
Panattoni is a renowned leader in the field of sustainable development. All new projects in the company must be certified according to the international BREEAM New Construction standards, at a minimum level of Excellent. In addition to ecological certifications, Panattoni also focuses on implementing technological innovations that increase efficiency and minimize the negative impact on the environment. Key factors for success include the use of solar panels, efficient water recycling systems and innovative solutions for reducing energy consumption.
"We have been striving for a long time to improve the quality of the halls we supply, focusing mainly on the use of new technologies in the field of sustainability and energy saving. Our parks are characterized by particularly economical water management and overall low energy consumption. All Panattoni activities are implemented in accordance with sustainability goals. Our know-how allows companies to flexibly respond to the high requirements of European legislation and meet the necessary standards," adds Martin Sukop, Technical Director for Panattoni Slovakia
During its 5 years in Slovakia, Panattoni has successfully implemented projects such as Panattoni Park Košice Airport, Panattoni Park Bratislava North I, Panattoni Park Bratislava North II. The company’s development and expansion in the region is planned to continue, with the aim of offering an even wider range of products and meeting the diverse needs of the Slovak industrial sector.
“Our vision is to build on the strong foundations that Panattoni has built and support our further expansion by acquiring new locations, attracting tenants and creating investment projects that combine economic value with environmental responsibility. The goal, which I consider key not only for us, but also for all our partners and the communities where we operate, is to consolidate our position in the Slovak industrial real estate market. The basis will be the use of Panattoni’s unique model, which is designed to deliver profitable and sustainable development, fully in line with the global goals of carbon neutrality and the needs of future generations,” said Marián Fridrich, Regional Development Director for Slovakia.
