The construction of one of the most modern commercial zones in Slovakia near the Bratislava airport with an area of 130,000 m2 will start next year. The company GLP, a developer of commercial and industrial real estate, received a zoning decision for the construction of the Business Zone GLP Bratislava and can thus begin the development of the Pharos site.
"We want to show that commercial and industrial zones can serve their users well and at the same time be environmentally friendly with minimal negative impact on their surroundings. We have therefore designed the area so that it fits harmoniously into the surrounding environment and complies with the required regulatory standards. We have considerable experience in the construction of similar commercial zones using modern technologies and innovations. We apply this construction model with great success in the entire Central European region," says Jan Palek, director of GLP for Slovakia and the Czech Republic.
The business zone GLP Bratislava will consist of five single-storey low-energy, environmentally friendly buildings that will use renewable energy sources. Development will consist of modern multi-purpose buildings that will provide space for various types of business, and will also offer a number of services to the general public. "Part of the complex is designed for sales showrooms, while negotiations are already underway with a number of interested parties. Other buildings on the campus can be used for technological development and research or for robotic logistics," adds Jan Palek.
"The GLP Bratislava business zone with an area of 130,000 m² will be built with a focus on ESG and, in addition to logistics spaces, will also offer so-called business units, which are spaces ideal for the needs of smaller companies or start-ups. It will also provide modern technologies and services, including smart energy metering and operational data, heat pump systems and gray water recycling, all in accordance with BREEAM standards," adds Jan Palek, GLP's director for Slovakia and the Czech Republic.
The year 2023 brought good economic results
In 2023, GLP achieved very good operating results in all its business areas. GLP is a leading global owner and developer of logistics and industrial real estate and also focuses on the construction of renewable energy sources and data centers. The GLP company also operates several facilities in the Czech Republic and Slovakia.
Last year, GLP leased 30.7 mil. m² of logistics space, which represents a year-on-year increase of 4%. By the end of the year, the rental rate stabilized at 92%. GLP's modern logistics premises, characterized by a wide range of property management services, constantly attract new customers and maintain the loyalty of existing ones. This is confirmed by the fact that global clients using GLP's services in several countries represent 20% of the total worldwide leased area.
