"This year's market situation was difficult for all parties, both for suppliers and clients. Our general contractors faced challenges associated with the disruption of supply chains in the area of building materials, while on the other hand, the demand for industrial real estate could not be fully saturated despite the conclusion of a record number of new leases. The availability of free production and storage spaces has reached its historical minimum in the modern history of Slovakia. And that's why I'm extremely pleased that we still managed to create conditions and opportunities for the expansion of several companies from production and logistics, to bring production from Asia to Košice and logistics from Sweden to Záhorie," says Erik Ivaničko, director of Panattoni's Slovak branch.
The company Panattoni currently has more than 466,000 m2 of premises in the permitting process, which makes it one of the most active builders of industrial real estate in Slovakia. The plan is to prepare and contract other locations as well. In addition, the company manages to lease industrial real estate spaces even before they are completed. In 2022, it concluded 8 contracts with new clients.
Panattoni Park Košice Airport filled its capacity at the beginning of December, and in addition to the newest client Siemens Healthineers, the tenants of this logistics area also include other renowned companies such as GG Tabak, XXXLutz, Faurecia, GreenPharm, PKZ Logistics or, at the beginning of 2023, Medical Group SK a.s., a member of the Dr .Max Holding, operator of the largest chain of Dr.Max pharmacies in Slovakia.
The second of the mentioned projects, Panattoni Park Bratislava North, was built on land with an area of 330,000 square meters near the village of Plavecký Štvrtok with a total investment exceeding 59 million euros. In the first phase, two modern halls with a lot of sustainable elements were built on the campus with an area of 12,000 and 6,000 square meters.
Panattoni consolidated its position as a leader in the field of sustainable development and the use of modern technologies this year as well. As the first builder of industrial real estate, all of its new projects aim for the Excellent level within the framework of the BREEAM New Construction certification, which guarantees high environmental friendliness of buildings. The company currently has over 38,000 m2 in the process of certification at the Excellent level
At the same time, Panattoni was the first developer in Slovakia to participate in a unique program for responsible companies supporting ecological innovations. A unique project under the auspices of the Slovak company EcoButt represents a way to use cigarette waste in an environmentally beneficial way. By recycling, cigarette butts become a secondary raw material for the production of asphalt for roads and sidewalks. The collection of this waste takes place in both Panattoni Parks and the first path from the cinders is already used, for example, in the Panattoni Park Košice Airport.
