"It is crucial for manufacturing and logistics companies to be as close as possible to customers, suppliers and the workforce, therefore the quality of transport connections is one of the most important factors we consider when choosing the places where we build industrial and logistics parks," says Alexandra Gačevičová, business director of the industrial and logistics real estate division at BHM Group.
An example of this is the arrival of the Volvo car company to the industrial park in Valaliki near Košice, where the state is investing millions of euros in transport projects."The transport connection of the Valaliky strategic park to the road network and the railway station will require approximately 175 million euros," the state company Valaliky Industrial Park said."We always try to respond to the demands of the market, and yes, new locations near existing or planned traffic structures, such as highways and highway feeders, are preferred," adds Erik Ivaničko, director of Panattoni Slovakia.
It is important that each industrial park is as accessible as possible and does not contain obstacles that would limit the flow of traffic."None of our parks are located more than seven kilometers from a freeway exit.It is not only the distance from the highway that is important, but also the quality of the road that leads to it," says Gačevičová.
As for rail transport, Jakub Velko, Head of Leasing 108 Real Estate Slovakia, points to lower demand, which is caused by the state of the railway infrastructure.
